You might need reroofing if:

If your roof does not display these problems, reroofing may be an excellent option for your home. Unlike repairs, reroofing does require a permit if you are covering more than 100 square feet. HAVE YOU REROOFED YOUR HOME BEFORE?

Most roofs can only be reroofed once. This is because the process of re-roofing involves installing new shingles over the existing shingles, essentially creating a double-layered roof. More than two layers of roof on your home is considered unsafe and professional roofing contractors will not usually perform a second reroofing.

Asphalt shingles can sometimes withstand two overlays, unlike gravel roofing, wood roofing, smooth, and cap sheet roofing.

REROOFING COSTS LESS THAN TEAR OFFS

If the structure can support the weight, a typical 20-square (2,000-square-foot) reroof will cost at least $1,500 less than a tear-off job. Labor savings are beyond demolition: Not having to lay down felt paper saves $14 a square foot; and site/ weather protection, as well as cleanup, are all decreased if not eliminated entirely. A reroof job will look as good and last as long as a "new" roof, for less money and a lot less hassle.
